COUNCIL officials are recommending that multi-million pound plans to construct more than 60 houses and flats on the site of the former Greenock Health Centre should be approved.

Members of Inverclyde Council’s planning board are set to consider a bid for a substantial affordable housing development on Duncan Street at Roxburgh Street, brought forward by housing provider Sanctuary Scotland.

The firm is seeking the go-ahead for a total of 64 homes on the site, a mixture of flats and terraced properties.

Designs show two blocks of four-storey flats, with one containing 20 homes and the other 24.

The remainder of the site would have four blocks of 20 terraced houses.

The terraced houses will back onto Holmscroft Avenue and Duncan Street, while the flats will be adjacent to Roxburgh Street.

Plans show that the terraced houses will include twelve two-bedroom dwellings, six three-bedroom homes and two four-bed properties.

A total of 67 parking spaces, including five accessible spots, would be built at the site.

The houses will also have front and rear garden areas of varying size.

The flats will consist of 12 one-bedroom dwellings and 32 two-bedroom homes, finished with materials to match the surrounding buildings, with banks of solar panels on the roof.

Sanctuary’s application attracted a total of six objections from members of the public, who cited a wide range of amenity, design, tree, traffic, parking and housing concerns.

Fears have been raised that the new buildings could block out the daylight existing properties in the neighbourhood get.

Concerns were also expressed about the smell from bin stores on hot days.

But council officials have recommended that planning board members grant the application subject to no fewer than 27 conditions.

These include requirements for the developers to include a minimum of 10 electric vehicle charging points in their finalised plans for the site.

The area was previously home to Greenock’s health centre, which closed in June 2021 following the opening a new £20m facility nearby on Wellington Street.

The Duncan Street centre was opened in 1978 and was demolished two years ago ahead of its sale to Sanctuary in June the following year.

Planning board members will make their decision on the application at a meeting on November 1.
