A BID to renew planning permission for a new bungalow in the grounds of an existing property on the Wemyss Bay seafront is set to go before councillors next week.

The original proposal, for a detached house and garage at Ardvaar on Wemyss Bay Road, was approved in November 2021, despite 13 letters of objection from neighbouring properties.

But no work has been carried out since the project was given the green light – and under a standard condition attached to all planning permissions, the existing approval will lapse if work has not begun within three years.

Inverclyde Council planning officials have recommended that an application to renew the 2021 permission should be approved, subject to a number of conditions.

The 13 objections to the 2021 application raised concerns over the potential impact on the streetscape, impacts on nearby listed buildings, noise, privacy, reduced light, impacts on views and conflicts with title deeds.

At the time concerns were expressed that the proposed bungalow would sit close to the B-listed Dunloe House, the plans for which were drafted by renowned architect Charles Rennie Mackintosh.

But council officers say that the consultation responses “raise[d] no impediments to development” and that the application is “acceptable when assessed against the development plan” for Inverclyde.

Members of the Inverclyde Council planning board will meet to consider the application on Wednesday, November 6.
